Research the rental market

You’d be surprised by the number of renters in Colorado who go through their apartment search without doing this. Before doing anything else, talk to people who currently live in your city of choice and see what neighborhoods they recommend. Once you have some of this initial information, you can start to figure out what the rental process looks like.

Remember your commute

This is another big one. Even if you happen to find the ideal apartment, do you really want to suffer through an hour-long commute both ways? We’re guessing not.

That’s why we recommend setting some commute expectations based on your comfort level and then searching apartments within that area. The same idea holds true if you use alternative means of transportation such as walking, biking, driving, and public transit options. One final thing to consider with your commute to and from your apartment is rush hour.

Get the necessary documentation in order

Landlords expect several pieces of documentation from prospective tenants before a lease is finalized. In a competitive market such as Colorado, that list might be pretty extensive. So take some time putting together your most recent pay stubs and bank statements.

Unfortunately, poor credit could prevent you from signing on the dotted line. If you’re at all concerned about this being a possibility, consider taking a few months to catch up on bills and credit card payments before resuming the apartment search.

Research the building and landlord

This is where the aforementioned independent research comes into play. Just as you would look up details before hiring a contractor or choosing a restaurant, do the same when following up on an apartment complex or landlord. Prospective tenants will want to know when the building was built, how many units it holds, and what amenities are included.

Landlord research, on the other hand, is a bit different. Start by checking out online reviews and talking with anyone you know who already lives at the complex. If you notice a trend of the landlord taking advantage of tenants or other negative experiences, it may be best to move on to the next option on your list.

Be realistic

We saved our most important tip for last. Sure, you might be tempted to choose an apartment complex that has a lazy river and full bar service steps away from your unit. However, should you lose your job several months into your lease, you could be in quite the pickle.

The apartment of your dreams doesn’t have to be elaborate nor wildly expensive. If you’re at all skeptical about a long-term rental, do additional research to see which complexes offer short-term or even month-to-month leases.
